'Contemporary Cottage' This house fills an empty plot in a small village near Kelso, Scottish Borders. The site lies on a slope between the village church and the River Teviot. The four-bedroom house is organised around a central hearth and top-lit stairwell and care has been taken to give all rooms a unique spatial character with different views into the immediate garden, surrounding landmarks and distant landscape beyond. The timber-framed building will be clad in timber whose detailing references traditional wooden, WBC beehive construction. Planning Consent was granted in early 2018 and the house was completed by Jedburgh based contractors Gibson and Hall in early 2020.

The house was handed over early in 2020 and we are monitoring energy performance. The external fabric is highly insulated and the house is ventilated with MVHR (mechanical ventilation with heat recovery). Heating and hot water are provided by an air-source heat pump implemented by 3Kw Pv solar array. We believe that it is one of the most energy-efficient houses recently built in Scotland. Carbon emissions: 5.17Kg Co2/m2/year
Airtightness at 50pa: 2.36 m3/nr/m2
SAP rating: 95.08/Band A
Predicted heating & hot water cost: £206 per year.

Designed to be low-energy and low-carbon the house occupies a site next to the former Newport-on-Tay railway line.
