This new five bedroom house replaced an undistinguished 1930s building located on an east-west running service street. As with much of the mews land of Edinburgh’s New Town, Dublin Street Lane South is undergoing a transformation from service to residential use mainly through a series of independent residential developments.

The site was a dreary garage behind a Georgian office which ZONE Architects has converted back into residential use. We identified the opportunity to create a new mews house above the garages and through historical research were able to make a case for a substantial five bedroom house.

It is designed to present a well considered, quiet stone front to the mews lane, while a more open glazed elevation faces south towards the garden. Parking spaces are incorporated at ground level.

The house is organised around a top lit dramatic east-west running stair which links the ground floor kitchen/ dining area with first floor living space and upper level bedrooms and bathrooms.

The roofscape is considered a significant aspect of the design, given the site topography and surrounding town houses. Stone walls encase a roofscape of purpose designed glazed elements, stainless steel roofing to the south and traditional slate to the north.

This was a speculative development and the aim was to maximise the potential of a constrained site. The house presents a deliberately discrete elevation to the front where it fits into a mixed terrace. By recessing a portion of the finely detailed ashlar stonework, the entrance to the house is marked and set apart from its neighbours.
