Planning permission was granted in 2025 for a new house within the Duddingston Village conservation area.  The site is the former orchard to a large villa and our clients wanted a house which would be as energy efficient as possible, which was to be built largely from timber, and which will have a strong connection to its garden and the wider landscape of Holyrood Park beyond.

The house is compact in order to minimise heat losses.  Whilst the form is largely abstract it also gestures to the local context with a shift in the geometry of the upper floor to align with the original villa.  The shift creates a variety of sheltered outdoor spaces in which to enjoy the garden on all sides.

The interior mixes open plan and closed living spaces with a circular route through the ground floor living rooms.  The house is positioned so that sunlight can be received at all times of the day and living rooms and bedrooms are positioned along the south side with best views.

Zone have also designed the garden with a mixture of new orchard, meadow, vegetable plot and pond, all intended to maximise the biodiversity of the plot.
