Zone were appointed in 2025 to lead this project to construct a new private pool with associated landscaping at an estate in the Scottish Borders. Construction started on site in January 2025 with contractor John Dennis.
The design of the new building is conceived as long agricultural building, ancillary to the main house but tied to it with a stone wall. A new type of courtyard garden space is also created between old and new providing a delightful journey from the main house to the pool room.
The building has been designed to Passivhaus standard with very high insulation levels and airtightness, combined with full ventilation with heat recovery. Air source heat pumps provide the heating and hot water loading.
The interior of the pool room is bright with windows carefully positioned to grab sunlight throughout the day without creating an overheating problem. Construction should be complete in early 2027.
