Planning permission was granted in early 2023 for this new house set on a large plot in the Wester Coates conservation area, a leafy, inner suburb of Edinburgh.

ZONE Architects designed the house to fill the whole of the plot with two bedroom wings enclosing a courtyard and a central living space.  To the front a paved courtyard provides a more formal entrance frontage, to the rear the house opens out to embrace its garden.  Achieving a strong relationship between inside and out was a key aspect to the design, as was providing a variety of outdoor spaces to sit and enjoy the sun whilst being sheltered from the wind.  

Internally the design will ensure that the sun is enjoyed in the central family living space all day long.  More private rooms are arranged in the wings on either side.  The house will be constructed to achieve very low running costs with high levels of insulation and airtightness, a ventilation system with heat recovery and a large solar array concealed on the flat roof.
